Sanding The Floors...

Q. I just bought a home and the hardwood floor is dull and partially paint-stained. I have some questions about sanding. After sanding, should the floor be restained? What kind of varnish should I use and how do you apply to a large area?

A: It probably would have been better to figure out what you were going to do first. Basically there are 2 options, staining or not staining. There are lots of finish options, in a range of looks and prices. The more you spend, the more durable the floor probably is.
